Placed inside the conservation area of Brixton, the existing building comprised a commercial space on the ground floor and a three bedroom dwelling on the two floors above.
The client’s brief was to split the existing dwelling in two self contained units: a two bedroom flat on the first floor and a three bedroom duplex on the upper floors. The two additional bedrooms in the upper floor flat would be generated through a loft conversion and a rear extension.
The proposed design defines a more efficient use of the internal spaces. Given the uncertainty on the approval of the rear extension due to the stricter rules of the conservation area, the stairs are redesign to guarantee perfect functionality of the spaces with or without the rear extension.
This solution allowed the contractor to start working on the loft conversion and the building refurbishment without waiting for the approval of the rear extension, which was then completed in a second stage.
